Rancho Vancouver Reaches Milestone of Managing 50,000 Units

Vancouver, BC – Rancho Management Services (B.C.) Ltd. (Rancho Vancouver) has seen steady growth over the past 16 years, going from 10,000 units managed in 2007 to 50,000 units managed by October 2023. Hitting the 50,000-unit mark had been the business unit’s goal for the past couple of years.

Chris Sargent, Vice-President and General Manager, Rancho Vancouver, celebrated 40 years with Rancho in 2023 and said the team was extremely pleased to achieve the 50,000-unit goal.

“All of our employees have worked extremely hard at servicing our current clients and gaining positive word of mouth, leading to opportunities to expand our portfolio to reach this goal,” said Chris.

“We are already recognized as one of the leading management companies in Western Canada and this achievement further solidifies our position in the industry and confirms our commitment to our existing clients while attracting future contracts. Rancho Vancouver has a long-standing relationship built up over many years with a number of strata and developer clients.”

Rancho Vancouver recently expanded its office space to accommodate additional employees on the team. Chris noted that as Rancho Vancouver continues to grow, the team ends up hiring more employees, which gives existing employees more growth opportunities.

“Rancho Vancouver’s business model is, when possible, to hire people at entry-level positions, train them, and have them grow within the company,” he said. “This applies to accounting, admin, and property managers. We are always looking for strong candidates to join our growing team.”

A major challenge the team has faced recently is being able to hire and train good-quality strata agents. Chris explained that the strata agent employment market is extremely competitive and facing a shortage.

“We need to ensure that Rancho is the best place for these agents to work. This includes our work atmosphere and professional development, and ensuring we have the best clients possible.”

Rancho Vancouver looks to several methods of differentiating itself from competitors with something called The Rancho Difference”, which includes leveraging technology, top-tier customer service, a can-do attitude, and hiring and training new strata agents through Rancho Vancouver’s strata agent training program.

“We strive to provide the most high-level, professional service in the Greater Vancouver strata market. We always put the client first, ensuring our clients’ requests are responded to and action is taken in a quick and timely manner.”

While most large companies now have a web portal, Rancho was one of the first Vancouver companies to have one, and the team is currently in the process of updating it to add even more features and give it a more modern look.

“This is an important tool to enhance communication on the projects we manage. We have over 40,000 people on our myRancho portal and it gives them access to strata minutes, building memos, bylaws, Strata AR accounts, and more. The strata management industry is going more email-based and this will be an important tool when and if the industry goes 100% to emails.”

Chris said the team’s “attack-style” approach of getting things done at Rancho Vancouver’s projects as quickly as possible is a key factor in standing out from competitors.

These strategies have served the team well when it comes to Rancho Vancouver’s impressive growth over the years and will help them reach their new goal of 60,000 units in Q4 2025/Q1 2026.
