Pacesetter Homes Austin Breaks into Texas’ Multi-Family Townhome Market
Austin, TX – Pacesetter Homes Austin is breaking the mould of a traditional single-family homebuilder by entering the multi-family townhome market in Round Rock, Texas. By doing so, the homebuilder is looking to capitalize on millennial homebuyers facing an average rental rate that has increased 31% in the Austin area over the past couple of years.
Dennis Ciani, Director, Marketing, Pacesetter Homes Austin, said it was important for the townhomes to be designed to meet the needs of young homebuyers and demonstrate the business unit’s ability to meet new market demands.
“Townhomes are now a viable option for first-time homeowners,” he explained. “Millennials are now comparing mortgage payments to their rent payment and realizing homeownership works for them.”
Located in the Center 45 community, the townhome project includes 25 buildings with three and four units each, for a total of 93 units. Dennis noted there was a specific factor that led to townhomes being the best option for this development.
“As properties became available and with increasing land cost, the multi-family three- and four-unit townhomes provided a way to increase the number of units on the property to help lower the overall cost per unit,” he said.
On the left is the Monashee model and on the right is the Odin model.
The Monashee, the first showhome (and sales office), features four bedrooms and two and half bathrooms in 1,907 sq. ft. with a family room, upstairs loft, and an owner’s bedroom on the first floor. The second showhome model, the Odin, is 1,601 sq. ft. and includes three bedrooms and two and a half bathrooms, as well as a family room, with all bedrooms upstairs.
The townhome floorplans were created with single parents and young working professionals in mind, offering a combination of affordability and home office space for those working from home.
“The four-bedroom showhome layout provides space to accommodate a single parent with two children and the need for a home office,” said Dennis. “This layout also works for young professionals who need two home offices without sacrificing the guest bedroom. The three-bedroom layout can also accommodate both target demographics.”
Sales of the new townhomes started in mid-June, with contracts already in-hand. Pacesetter Homes Austin’s newest venture will not only provide affordable housing options for first-time homebuyers, but will also be an opportunity for the business unit to find success in a whole new market.
