100+ Homes Sold in Qualico Calgary's Vermilion Hill

Calgary, AB – Qualico Communities Calgary is seeing the momentum of their newest community in Southwest Calgary delivering sales, ongoing interest, and exciting new show homes.

The Vermilion Hill lands were purchased in 2007 and broke ground in March 2021, alongside traditional pipe ceremonies that were performed by elders from the neighbouring Tsuut’ina Nation. The community officially opened with duplex, laned, and front garage showhomes in November 2022.

At build out, the community will have approximately 1,200 new homes. The first 100+ homes sold in Phase 1 have proven Vermilion Hill has the ideal mix of amenities, pricing, and location that homebuyers are looking for. The community is located in Southwest Calgary, a very popular area that has very limited affordable new home builds. The nearby communities offer predominantly 20+ year old re-sale options.

Qualico’s home builders include Broadview Homes, NuVusta Homes and Sterling Homes. Sterling Home’s show home debuted its Net Zero show home and NuVista Homes is actively marketing their express home options and legal basement suites. Broadview Homes is delivering a laned home option with their BILD award nominated model, the Newport. Each builder has had consistent sales success since the community launch and are either sold out or almost sold out.

The community’s pond lots were of particular interest with Phase 1's pond lots selling out close to the beginning of the launch of the community. Pricing for the pond-backing homes in Phase 1 had starting prices from $900K with attractive selling features including a walkout design, pathway access, and views of both downtown Calgary and the Rocky Mountains.

Other product types offered in Phase 1 include front garage homes from the mid $600s, laned homes from the mid $500s and duplex homes from the low $500s.  

“Beyond the pond lots, all product types have seen a lot of interest. We knew sales velocity would be fast due to lack of new home inventory in the southwest, but our mix of front garage homes and being more affordable than the adjacent new community has also really worked in our favour. We are excited to see that homebuyers are a diverse blend of families,” said Emily Smith, Manager, Marketing & Customer Care.

Vermilion Hill will be an Owners Association (OA) community, which will allow residents to actively get involved in the care, maintenance and development of certain features in the community. OAs can contribute to community pride and a sense of being part of a neighbourhood amongst residents and maintain the beauty and desirability of the community for years to come.

Community events are planned this summer to introduce opportunities for neighbours to meet each other, such as the Neighbour Day Block Party in mid-June.

“Neighbour Day has been an important feature in the City of Calgary since the 2013 floods had neighbours finding ways to help each other. Having an event like this before most buyers have moved into the community is a wonderful opportunity to meet neighbours, build relationships, and grow community spirit,” said Emily.

Amenities in Phase 1 of Vermilion Hill include a recently completed stormpond with pathways and a protected tree stand. Construction has begun on and a gathering space for residents where events and celebrations can be held. Nearby commercial developments are offering a combination of amenities and retail options that boost the already desired community of Vermilion Hill to be poised for further success. Qualico is anticipating a Phase 2 launch for Vermilion Hill in Fall 2023.
