Qualico’s New Calgary Office Building Undergoes Renovations for Business Units and External Tenants

Calgary, AB – Qualico Properties Calgary has acquired a three-storey, 98,225-sq.-ft. building in South Calgary’s Quarry Park. The building will not only serve as a new asset in the business unit’s portfolio that will offer leasing potential, but also as the Southern Alberta Region’s new main office.

The building is being renovated to meet Qualico’s needs for multiple business units moving into the top two floors by mid-2023. A portion of the main floor will be home to a new design centre for Qualico’s homebuilder brands to improve the overall customer experience when buying a new home.

Nina Wulder, Regional Communications Business Partner, Southern Alberta, Qualico, said the vision and motivation for purchasing this asset was to provide a property that will facilitate the future growth of the Qualico business over the next 15 to 20 years.

With that in mind, “The goal of this project is to create a space where our business units and support services can be together under one roof,” she said. “Where people can collaborate, work together, and create a sense of belonging in the new space. Being together under one roof helps create more opportunities for coworker encounters, which fosters better working relationships.”

The majority of the building’s main floor will be leased to external tenants and the marketing of this space has already begun.

The building has a LEED Certified core and shell, as well as underground parking, which will be assigned to Qualico’s businesses and the leasing tenants as an allocation of space leased. Overall, the building is located in a highly desirable employment area in southeast Calgary that offers many desirable amenities nearby, including restaurants, a grocery store, a YMCA, a childcare centre, bike paths with access to the Bow River, several walking routes, and the future light-rail transit right next door.

Renovation work on the building commenced in late December 2022.
