Qualico Properties Embarks on Phase Two of Station Lands Development

Qualico Properties LogoEdmonton, AB – Station Lands in downtown Edmonton is an exciting project that represents a culmination of expertise within the Qualico Properties business unit. At full buildout, Station Lands will be downtown Edmonton’s only master-planned community, spanning approximately 2.2 million sq. ft. Station Lands will create around 1,000 jobs for the city and the community could see up to 5,000 Edmontonians either calling Station Lands home or their place of work.

“Our cities are becoming more urbanized and we have to be able to respond to the market conditions in a mixed-use capacity, and that can mean a lot of different things,” explained Mike Saunders, Senior Vice-President, Qualico Properties. “The Station Lands development will provide strong support for city-wide growth policies, energy sustainability objectives, arts and culture policy, and housing in the revitalization plan area.” 

Station Lands involves the redevelopment of a former CN railyard, with over 9 acres of land that Qualico purchased in the late 1990s. Phase one of the development, the LEED® Gold certified EPCOR Tower, was completed in 2011 and offers tenants fantastic amenities such as a child care centre, a fitness centre, on-site dining and personal services, as well as a conference centre.

Qualico Properties is now working towards phase two of the development – a lively residential and commercial hub, which will include 600+ residential suites in two towers.

Overall, the development will feature small independent businesses alongside high-rise residential space with family-friendly amenities, playgrounds, and walkable public space that includes public patios and gardens, water features, space for food trucks and vendors, and an outdoor performing arts stage.

Many of the amenities will be used to bring the arts to the community through interactive art exhibits, live performances, and input from local arts organizations.

Phase two also hopes to include an important infrastructure investment through a utility corridor connecting the Station Lands district to the civic precinct. This corridor will accommodate a below grade linkage for both energy lines, and pedway access will directly support the expansion of district energy and commitment to the City of Edmonton’s Community Energy Transition Strategy, as well as providing a safe all-weather access to the City’s significant investment in LRT. Qualico Properties strongly believes that this combined utility/pedway option is fundamental to the success of advancing development for Station Lands.

“Having a direct connection to the LRT has a value-add to Station Lands and adjacent communities, as the public will have safe, better protected access to workplaces, commercial and recreational amenities, as well as residences as Station Lands begins to develop,” said Mike.

Qualico Properties’ ongoing plans for the Station Lands development will advance the Capital City Downtown Plan’s goals to create a sustainable, vibrant, accessible, and well-designed community.
