Qualico Communities to Develop New Neighbourhood in Southeast Calgary

Calgary, AB – Qualico Communities Calgary’s newest development opportunity in southeast Calgary will include 2,300 single-family, semi-detached, and multi-family homes for nearly 5,000 residents once it's completed.

Groundbreaking for the 237-acre community of Hotchkiss took place in June and showhomes that will open next summer are now under construction. In total, there will be 10 to 12 phases of development that will take 7 to 10 years to complete.

The Hotchkiss development involves a partnership between Qualico Communities Calgary and Hopewell Residential, which came about through Qualico’s active interest in seeking new development opportunities throughout the Calgary region now that the highly successful Redstone, Evanston, and Silverado developments are nearing completion.

As Qualico Communities Calgary had not been actively developing or building homes in the southeast area of the city for many years, the opportunity to partner with Hopewell Residential for this project couldn’t be ignored, according to Nina Wulder, Marketing and Communications Coordinator, Qualico Communities Calgary.

“The existing partners (Hotchkiss and Section 23) wanted to divest of their ownership stake in the project in 2020,” she explained. “Qualico originally approached the partners, including Hopewell Residential, to acquire all the lands. However, Hopewell Residential wanted to retain their interest and continue to be active in the lands’ development.”

The area was appealing to Qualico Communities Calgary for a variety of reasons, including its easy access to commuter routes like Stoney Trail and Deerfoot Trail, its proximity to the city’s proposed LRT Green Line, and its access to the many amenities available in surrounding communities, including Calgary’s new South Health Campus Hospital, shops and service providers, schools, and recreational facilities.

Major employment areas are located north and west of Hotchkiss, which means residents will have short and easy commutes to work. In addition, with surrounding communities like Copperfield, New Brighton, and Auburn Bay now completed, Hotchkiss will help continue to fill the market demand in the southeast corner of the city.

Qualico Communities Calgary’s involvement in the development of Hotchkiss will include architectural controls, lot conveyancing, and the establishment, management, and administration of the owners’ association.

Qualico builders, including Sterling Homes, Broadview Homes, NuVista Homes, and Streetside Developments, will construct around 45 percent of all housing in the community. As well, Qualico’s construction supply chain companies like Empire Drywall, Star Building Materials, and WM Schmidt Mechanical Contractors will supply construction materials for Qualico builders in the development.

The variety of housing types being built in the community, including family-friendly duplex homes, laned homes, and front attached garage homes, will offer homebuyers a diverse selection of homes to choose from in the area.

“Based on our research, this area of the city is very popular with first-time homebuyers and young families,” said Nina. “There are many amenities that will continue to drive buyers to this quadrant of the city. The price point is also good for people who are in the market for a new home. As well, the community will have a shared vision of neighbourliness, comfort, safety, and affordability.”

Hotchkiss will include approximately 51 acres of public park space and pathway connections, including a stunning central wetland and boardwalk, and many homes in the community will have mountain views.

The community’s owners’ association (OA) will be another important feature, according to Nina.

“The purpose of the OA is to preserve the long-term value of the community while enhancing the overall community experience,” she said. “The OA will take care of area beautification projects, ongoing communication to the membership, community-based events, and other responsibilities.”

Showhome opening dates, amenities, and the full builder lineup for Hotchkiss will be announced soon, and Nina noted that everyone involved in the development is excited to see the community start to take shape.

“This acquisition demonstrates Qualico’s continued commitment to the Calgary marketplace,” she said, “which has been a cornerstone of Qualico’s history and success.”
