StreetSide Developments Edmonton Launches Innovative Home Design

Edmonton, AB – StreetSide Developments Edmonton is introducing its new village Homes, four detached single-family home plans that provide affordable options for homeowners impacted by rising interest rates.

Launched in northwest Edmonton’s community of Trumpeter, showhomes in the community were completed late last year. Currently, six of the homes are under construction, and there will be 21 village homes in total on an exclusive cul-de-sac once everything has been completed.

In the first two weeks after the Village at Trumpeter showhome was opened, StreetSide already sold two home models.

The village homes include four brand-new plans: the Aspen, the Colorado, the Jasper, and the Timberleaf. Each plan is just under 1,400 sq. ft. and offers three bedrooms, although homebuyers can also choose an optional basement development plan for an additional 374 sq. ft.

Situated on the shores of Big Lake, Trumpeter offers 67 acres of protected environmental reserve while also providing easy access to the amenities of the big city, such as shopping, dining, and recreation. Public and private schools are also located nearby.

A small annual village fee paid by homeowners will cover the costs of maintaining common spaces and amenities such as roadway snow removal, repairs and insurance for common property and power for common streetlights.

With these homes starting at $389,998 for a single car garage, and $449,998 for a double-car garage, StreetSide Edmonton is in a unique position to attract buyers of all types. They designed its new offering to help meet a growing need for more affordable home options in the market.

Vanessa Freeman, Marketing and Sales Manager at StreetSide Developments Edmonton, noted that the current approach to single-family homes results in lower density and can produce homes that are too large and too expensive for aspiring homebuyers. At the same time, there is a shift away from condominium ownership of multi-family homes, as many people perceive apartments or townhomes as stepping stones towards the goal of owning a single-family home.

“We believe this village product gives everything to consumers: a smaller, more affordable and higher-density single-family option,” Vanessa said. “They own the four corners of their lot, they have a yard and an attached garage, and they are not attached to another home. It also provides the benefits of condo ownership, including a tighter sense of community, more affordable price points, and the opportunity for unique user-paid amenities.  

With village homes being launched in the communities of Uplands at Riverview and Langdale later this year, StreetSide Edmonton expects homebuyers will be very interested in these homes, Vanessa added.

The StreetSide Developments Edmonton team faced some challenges while developing the village homes. One was meeting a requirement for Direct Control Zoning, which involved the team working closely with the City of Edmonton to ensure density targets would be met.  

To develop the village homes, StreetSide’s team designed the home, then the lot it is built on, and then wrote a zone that supports the development of the land and home.

"Using this approach, StreetSide Developments Edmonton can develop single-family lots that reduce land use by nearly 20% when compared to the smallest offering currently available on the market,” Vanessa said. “This provides the most affordable and dense single-family homes that are economically, socially, and environmentally superior through practical planning and build practices.”

To make the homes even more affordable for homebuyers, StreetSide Developments Edmonton’s prices include landscaping, a deck, and a fence to achieve an all-inclusive price point, so buyers do not have to take on additional costs after they move in. An added benefit is that this also allows the community and residents full enjoyment of their home earlier because they don’t have to live in a construction zone for several years.

Attractive quartz countertops, vinyl plank flooring, contemporary kitchens, and other features are all included in the starting prices as well, so there are few additional finishing costs for homebuyers. However, buyers can still choose from a variety of upgrade options such as cozy fireplaces, stylish feature walls, and built-in bars if interested.
