Rooted in resilience, built for generations: The evolution of Qualico

This is the first story of our 75th anniversary editorial series, celebrating the people, milestones, and moments that have shaped Qualico since its founding in 1951. By looking back on our journey, we explore the values, resilience, and innovation that continue to guide us today and into the future.

Winnipeg, MB – Long before they met, Dr. David and Katherine Friesen arrived with their families to Canada after fleeing political turmoil in Eastern Europe. Drawn together years later by shared resilience and ambition, the pair set out to contribute meaningfully to the country that had given them a new start.

After marrying, they noticed post-war Winnipeg was bursting with optimism but lacked entry-level housing that was affordable. Sensing both a need and an opportunity, David and Katherine teamed up with friends, bought a handful of vacant lots, and built 13 compact bungalows. David oversaw crews, while Katherine knocked on doors and lined up buyers.

Turning vision into venture

That initial pilot project would become Quality Construction in 1951, joined later by sister brokerage Rancho Realty, and supply-chain pillar Star Building Materials. From day one, the couple reinvested earnings into land, talent, and better building methods, convinced that a company’s first obligation is to the community it serves. Fair pricing, vertical integration, reliable trades, and plain-spoken service formed an operating model resilient enough to weather any market.

The Friesen’s never could have imagined their decision to build a few homes in Winnipeg would evolve to become one of the largest privately held, integrated real estate companies in Western Canada and Texas.

Tested by time and tough markets

Seventy-five years on, Qualico employs more than 2,700 people in four provinces and two U.S. metros, spanning land development, building materials supply, single- and multi-family homebuilding, and commercial property management and leasing.

The company attributes its endurance to diversification by geography and business line, allowing strength in one area to offset softness in another.

That philosophy took shape early.

Qualico expanded to Calgary in 1954 and Edmonton in 1955, using straw-insulated foundations and prefabricated wall panels to keep crews working through prairie winters. An expansion in Surrey followed in 1973, along with brands such as Foxridge Homes and StreetSide Developments.

A strategic move south

The early 1980s brought collapsing oil prices and Canadian mortgage rates above 20 per cent. Steady home sales, new condominium projects, and external revenue from Star Building Materials helped Qualico stay the course.

In 2004, Qualico looked south, partnering with Reytex Homes in Austin after shelving a planned entry into Spokane. Opportunistic land purchases in Texas secured valuable positions that later propelled Pacesetter Homes onto Builder Magazine’s Top 100 U.S. builders list in 2017.

But Qualico’s growth has never been measured by geography alone. From the beginning, it’s also been defined by a commitment to people and the communities it serves.

Committed to community

Qualico’s capacity to support local causes remains rooted in its founding values. Community support is viewed as a responsibility, translating into millions of dollars in donations and thousands of paid employee volunteer hours, benefiting a wide range of causes from Habitat for Humanity fundraising initiatives and build events, to Indigenous skilled-trades programs, hospitals, and local food banks.

From 13 starter homes in 1951 to more than 125,000 families living in Qualico homes today, the Friesen’s people-first credo continues to shape neighbourhoods and strengthen communities on both sides of the border. As the company marks its diamond anniversary, planners are scouting the next growth corridor, confident that patience, diversification, and community commitment will guide Qualico for the next 75 years.
