Meeting the moment: 75 years of adapting to changing housing needs

This is the fourth story of our 75th anniversary editorial series, celebrating the people, milestones, and moments that have shaped Qualico since its founding in 1951. By looking back on our journey, we explore the values, resilience, and innovation that continue to guide us today and into the future.

Homebuilding has never been a static business. Every generation arrives with a different set of expectations, opportunities, and housing market challenges.

The families of soldiers returning from World War II needed affordable places to start their lives anew. Homebuyers in the early 1980s faced double-digit interest rates that threatened to put ownership out of reach.

Today’s buyers are navigating a very different reality shaped by affordability pressures, evolving lifestyles, sustainability expectations, and new ways of working.

For 75 years, Qualico has faced a version of the same question: How do you continue building homes people want when the world around them keeps changing?

The answer has never been a particular floor plan, architectural style, or construction technique. Instead, Qualico’s story is one of adaptation.

Throughout its history, the company has responded to changing housing needs by evolving its homes, refining its building practices, and embracing new ideas that help meet people where they are.

A home for every generation

When Quality Construction Ltd. (now Qualico) was founded in 1951, Canada was experiencing a post-war housing boom. Demand was strong, families were growing, and affordable housing was urgently needed.

The solution at the time was practical and relatively straightforward: compact homes, standardized designs, and efficient construction methods to help make homeownership more accessible. As the company grew across Western Canada, so too did its understanding that housing needs would continue evolving with each generation.

That reality became particularly clear during the high-interest-rate environment of the 1980s. With mortgage rates exceeding 20 per cent, many Canadians struggled to enter the housing market.

In response, Qualico introduced smaller housing products and, for a period of time, innovative programs such as land leasing, which allowed buyers to purchase a home while leasing the land beneath it. These approaches helped families navigate one of the most difficult housing markets in modern history while supporting community growth in developments such as River Park South in Winnipeg.

More than four walls

For more than seven decades, Qualico has continually explored ways to build homes more efficiently while maintaining quality.

The company became known for pioneering winter construction techniques that allowed homes to be built year-round on the Prairies. Early forms of panelization helped streamline production and improve efficiency. Later, new technologies such as computer-assisted drafting transformed how homes were designed and refined.

Today, innovation continues to shape how homes reach the market.

At Qualico, artificial intelligence, digital design tools, and modern drafting software are embraced to help teams create plans, generate material estimates, and reduce timelines. At the same time, Qualico continues to invest in innovative approaches to prefabrication and panelization to improve quality, reduce waste, and address growing labour shortages across the industry.

More stringent building code and energy-efficiency requirements add another layer of complexity to single-family homebuilding as well, making the homes Qualico builds today fundamentally different from those built a generation ago.

The power of a shared foundation

One of Qualico’s greatest advantages in adapting to change comes from its integrated real estate model.

Across Western Canada and Texas, Qualico operates a diverse family of homebuilders, including Pacesetter Homes, Foxridge Homes, Sterling Homes, Broadview Homes, NuVista Homes, and Kensington Homes. While each business unit serves a distinct market and customer base, they all benefit from being part of the broader company that invests in communities, building materials, commercial properties, and multi-family development.

This integrated structure creates opportunities that other builders in North America simply do not have.

At Qualico, a commitment to collaboration means ideas can move quickly across markets. Product innovations developed in one region can be adapted elsewhere. Construction teams regularly share lessons learned, compare approaches, and collaborate on solutions to common challenges.

What succeeds in Edmonton may inspire a new idea in Vancouver. A product developed in Calgary may find its way to Dallas. In a rapidly changing housing environment, that ability to communicate and adapt quickly provides a meaningful competitive advantage.

Seventy-five years after its founding, Qualico continues to operate in an industry defined by change. Yet through it all, the ability to innovate and adapt to meet the moment has proven to be the key to Qualico’s staying power.
