Sage Creek’s final phase offers new opportunities for homebuyers
Winnipeg, MB – Qualico Communities Winnipeg recently paved the final street in Sage Creek, clearing the way for new development, and marking an important milestone for one of Winnipeg’s largest and most in-demand new communities to be built over the past 20 years. The last truckload of concrete poured on Bullrush Bay and other nearby streets in Sage Creek’s final phase will provide homebuyers with new purchasing opportunities over the next 12-24 months.
Bryan Ward, Vice-President, Qualico Communities Winnipeg, says that new homes being built in phase 10 cater to a broad range of homebuyers and will include an assortment options ranging from street-oriented multi-family housing to single-family homes at a variety of price points.
“Our goal is to provide ownership opportunities for a wide range of budgets and demographics and continue building on the same vision that has made Sage Creek such a vibrant and complete community over the years,” said Bryan.
The last phase will include more of what the community is known for, including abundant walking trails, naturalized storm water ponds, park space, and new commercial amenities.
Homebuyers will see a range of new product offerings come online in late 2026 or early 2027, from larger-lot single-family residences backing out onto wetlands or greenspace, to smaller homes for first-time buyers prioritizing affordability.
New Restaurants and Businesses coming soon to Sage Creek
Elsewhere in the neighbourhood, several new restaurants and commercial spaces are nearing completion, with some highly anticipated new tenants including Leopold’s Tavern, Firehouse Subs, and a handful of exciting new vendors to be announced soon.
These commercial amenities are set to join an already impressive list of successfully established businesses, including a multitude of restaurants, retail and service-based companies, and Qualico’s Winnipeg Head Office, which has been a fixture in the community since the early days of Sage Creek.
Bittersweet Success
David Eggerman, Vice-President, Qualico Winnipeg Region, says that for him, Sage Creek’s final development phase is a chance to reflect on what Qualico Communities has accomplished in the area.
“It’s kind of a bittersweet moment seeing the last phase of Sage Creek starting to take shape. We’ve seen it grow from a vacant parcel of land to become a very dynamic and desirable neighborhood, with something for everyone. It’s quite amazing to sit back and look out our window at what’s being created here,” David said.
Qualico’s goal was for Sage Creek to become a visionary development for Winnipeg; a complete community that serves as an example of responsible design, where diverse groups of people can come together to live, work and play.
“The way Sage Creek was planned out, with all the amenities, trails, parks, lake systems, and how they’re all integrated, the interplay between business and density — it was really groundbreaking for the time, and we’ve been right in the middle of the action from day one,” added David.
Bryan said that Sage Creek is also a shining example of using a site’s physical characteristics and limitations to its full advantage. For example, a Manitoba Hydro corridor running through the community was transformed into an attractive community amenity, with walkable greenspace that includes a north/south spine for the trail network that extends to every corner of the neighbourhood. This includes providing off-street access to the schools, parks and the naturalized wetland storm water retention basins frequently visited by diverse wildlife.
“These type of naturalized stormwater ponds were not seen anywhere else in Winnipeg until Sage Creek and Royal Wood arrived, and now they’ve become standard in new developments across the city,” he said.
Sage North Coming Soon
Nearby, site servicing work is nearing completion, and the first new streets are being paved for a new community called Sage North. This community will connect with Sage Creek and feature integrated walking paths and park spaces winding through naturalized habitats.
