Qualico Properties welcomes tenants to fully leased Sage Village East
Winnipeg, MB – Qualico Properties is excited to announce that its Sage Village East commercial block is fully leased. This mixed-used development, which broke ground in May 2024, spans nearly 10,000 sq. ft. The commercial block shares space with StreetSide Winnipeg’s nearby Sage Village condominiums, showcasing an extensive partnership and a shared vision between the two business units.

With leasing now complete, Sage Village East is ready to welcome its diverse lineup of tenants, who will enhance and complement existing services in Sage Creek.
Laurent Soret, Vice-President and General Manager, Qualico Properties, noted the significant demand for the units.
“There was interest and high demand for these units right from the very beginning,” said Laurent. “Our goal has always been to curate a thoughtful mix of businesses that support the needs and lifestyle of the community. This well-rounded selection brings new energy to Sage Creek and complements the offerings already available in the community.”
New tenants
Leopold’s Tavern became the first tenant at Sage Village East, opening to the public on September 17, 2025. Since its opening, it has attracted visitors and established its presence in the neighbourhood. The owners have shared positive feedback about the rapid success and enthusiasm around their restaurant.
“[Leopold’s] has quickly become a hot spot in the community,” said Laurent. “The excitement among residents and feedback from the owners emphasizes their value and fit for Sage Village East.”
“Residents can expect more openings in the coming months, with tenants currently completing their interior specifications. Between November 2025 and February 2026, all business will be fully operational and ready for business,” added Laurent.

- Barber (Opening December 2025)
- Mighty Meats (January 2026)
- Spice Magik (January 2026)
- Better Burger (February 2026)
Future growth in the Sage Village East area
Looking ahead, the area surrounding Sage Village East is set to witness even more growth. Adjacent to the commercial block, SteetSide Winnipeg will begin its construction of Forge, a 24-unit townhome development, in the winter of 2025-2026.
Margaux Braund, Marketing Manager, StreetSide, explained that the development will seamlessly blend with the design of Sage Village East.
“The design of Forge carefully mirrors Sage Village East’s established look and feel. The use of complementary aesthetics helps create a community space that is both cohesive and unified.
Beyond Sage Village East, development in Sage North is currently in the servicing stage, presenting additional opportunities for Qualico Properties to introduce new services and amenities to the community. Details regarding Sage North are anticipated to be available in 2026.
