Winnipeg, MB – Sage Creek Village North is entering its final phase of development, marking a major milestone in the evolution of one of Winnipeg’s best-known communities.

The fourth and final phase will complete the commercial vision for the site, bringing new services, amenities, and businesses to residents while transforming one of the last remaining undeveloped parcels at the entrance to Sage Creek.

For Qualico Properties, the development represents the culmination of years of planning and investment.

“It rounds out the initial vision of the entire site and brings closure on the commercial side,” said Ulf-Hilmar Hahn, Vice-President, Development Northern Alberta & BC, Qualico Properties.

“It’s always nice to work through multiple phases and then come to the end of the program. There’s a sense of completion and finality, and we’re at a point right now where the end goal is well within horizon and we can see it.”

The final phase will complete a prominent site that has remained vacant while Qualico Properties worked to secure the right anchor tenant and mix of businesses. Over the years, the vision for the parcel evolved as market conditions changed and various concepts were explored.

Jeff Sutherland, Vice-President, National Leasing and Sales, Qualico Properties, said completing the project will have a significant impact on both the community and visitors’ first impressions.

“This is the entryway to Sage Creek, and right now we’ve got this field that feels like unfinished business,” said Jeff. “Being able to fill in that hole and add that density and beauty to the last piece is going to make a profound difference on people’s first impression when they come to Sage Creek.”

Completing the vision

The development will introduce a variety of new services and amenities designed to support the growing community. While tenant negotiations remain ongoing, plans include a grocery store, financial institutions, quick-service restaurants, a higher-end dining option, a breakfast restaurant, fitness facilities, and health and wellness services.

Community members had an opportunity to learn more about the project during a public open house held in June. Ulf said feedback was largely positive, with residents expressing excitement about the final phase and curiosity about which businesses would ultimately occupy the space.

Meeting residents’ needs

Beyond adding more shopping and dining options, the final phase will further strengthen the community’s walkability and convenience. Pathway connections will extend into neighbouring residential areas, while the expanded mix of services will give residents more opportunities closer to home.

The development will also help complete the area surrounding Qualico’s head office, which was once one of the only buildings in the area when development in Sage Creek first began.

For Jeff, success will ultimately be measured by how well the finished development serves the community.

“A home run would be to have businesses opening in all of the spaces as soon as they’re available,” he added, “that will give residents more options and continue making Sage Creek a desirable place to live and work.”

With construction set to begin later this year, the final phase will bring Sage Creek Village North closer to realizing the commercial destination envisioned more than a decade ago, with the first businesses expected to open in 2028.
