Calgary, AB – Qualico Communities Calgary has closed on 155 acres of land in northwest Calgary, marking a significant milestone for the future community of Ammolite.
The land, located on the northwest edge of the city’s limits and adjacent to estate acreages in Rocky View County, officially closed on June 1, 2026. It forms part of the broader Glacier Ridge Area Structure Plan (ASP) and a previously agreed upon option to buy is now being used, five years later.
“We are excited to see this land under contract and moving forward,” said Thilo Kaufmann, Vice-President, Qualico Communities Calgary. “During the pandemic, I met Jay Ruparell, a recently retired Calgary car dealership owner that had bought two large land parcels. We met at a local supermarket and agreed to Qualico placing the first parcel in northwest Calgary under an option agreement: that we would plan his lands to the highest and best use.”
From option to ownership
The option agreement allowed Qualico Communities to advance planning work while navigating city requirements and long-term growth considerations. That approach helped position the project for approval while managing risk and cost.
“Once approved, we would exercise the option to purchase and offset the planning costs on the purchase price. Our team was successful in having all of the city required growth restrictions removed in November 2025 and is completing the approval process for the land use and outline plan.”
With those restrictions lifted, the company proceeded to close on the land and move the project into its next phase.
A four-year development horizon
Ammolite is expected to be developed over approximately four years, with multiple phases anticipated as servicing, approvals, and market conditions align. As part of the Glacier Ridge ASP, the site will contribute to the orderly growth of northwest Calgary while transitioning thoughtfully between urban development and nearby rural acreages.
The closing of Ammolite underscores Qualico’s long-term approach to community building in Calgary – grounded in relationships, disciplined planning, and a clear vision for future growth.
