Broadview Homes pilot project brings bold new vision to Edmonton market

Edmonton, AB – A row of newly completed homes in Fort Saskatchewan is helping Broadview Homes Edmonton introduce itself to the local market in a big way.

Their new pilot project features seven distinctive homes on Sienna Blvd., with three more in development. Each dwelling is designed to showcase Broadview Homes’ bold approach to architecture, floorplans, and move-in-ready living.

For Broadview Homes, the project is an opportunity to create something that stands out for buyers looking for affordability without compromising on quality.

“We found 10 consecutive lots in Sienna where we could create a pilot street showcasing these new homes,” said Nicholas Carels, Vice-President, Broadview Homes Edmonton. “They’re all unique, and together they create a streetscape that feels very different from most production single-family developments you see these days.”

Creating a different streetscape

Nicholas said the Sienna project was designed to demonstrate how architectural variety can help create a more distinctive streetscape in greenfield communities.

While many new communities feature similar home styles, Broadview wanted to introduce a mix of elevations and floorplans inspired by ideas more commonly found in custom and infill housing.

“We are taking a broader view in terms of how production single-family homes are built and sold in the Edmonton region,” said Nicholas. “From our perspective, Edmonton didn’t need another single-family builder repeating what is already out there.”

The homes include a variety of architectural influences and layouts that move beyond the traditional two-storey approach often found in new communities. Some feature lofted spaces, split-level elements, and other design features intended to create greater visual and functional interest.

“I hope people say, ‘I didn’t expect this,’ in the best possible way,” said Vanessa Freeman, Director, Sales and Marketing, Broadview Homes Edmonton. “We want the homes to stand out and challenge what buyers may expect from a new home. From the architecture and curb appeal to the finishes inside, the goal is to create something that is well-considered and different from everything else they’ve been looking at.”

Leveraging Qualico’s strengths

As a Qualico company, Broadview Homes was able to bring the pilot project to life much faster than would typically be possible for a new homebuilding brand.

“Being part of Qualico gave us access to the land, the team, and the financial resources to go and make a bang in the market,” said Nicholas.

Rather than spending heavily on show homes and separate sales infrastructure, Broadview Homes directed more resources into the homes’ architecture and design.

The result is a collection of move-in-ready homes that balance attainability with elevated design.

“Today’s buyers are looking for value, but they don’t want affordability to mean compromising on design, quality, or functionality,” added Vanessa. “Our team has put a lot of thought into the exterior architecture, layouts, and interior finishing to create homes that are not ‘builder basic’ by any means.”

A launchpad for what’s next

For Broadview Homes, the Sienna pilot is about more than a single row of new homes.

It’s also about helping introduce the brand to homebuyers, developers, trades, and industry partners while demonstrating what the company hopes to bring to communities across the region.

The feedback and lessons learned from the project will help shape future Broadview Homes offerings as the builder continues to expand in Edmonton and surrounding communities.

“I think it reflects our willingness to try something different and respond to what Edmonton’s buyers are looking for today,” said Vanessa.
