The Brick Opens New Headquarters and Distribution Centre in Edmonton

Edmonton, AB – In a 50/50 joint venture, Qualico Properties and Leon's Furniture Ltd. celebrated the grand opening of a new state-of-the-art corporate headquarters and distribution centre for The Brick on Jan. 14, 2025 in northwest Edmonton.

The new 500,000 sq. ft. facility at North 170 Henday Business Park is designed to broaden product availability, reduce shipping times, and provide an inspirational workspace that encourages innovation and excellence.

Darci Walker, President, The Brick, explained the significance of the project to the Canadian-owned retail powerhouse.

“In order to grow and meet our strategic objectives, we needed to significantly increase our capacity. Our new facility has an increased capacity of over 43% versus our previous distribution centre and introduces initiatives to improve our efficiencies and reduce our operating costs,” said Darci. “It marks a monumental step forward for The Brick as it demonstrates our commitment to growth.”

 

Prime Location

Situated near Edmonton’s Anthony Henday ring road on 28 acres of land, the North 170 Henday Business Park offers efficient access to the Yellowhead Highway, allowing the Brick to efficiently ship its products to its retail stores throughout Alberta, Saskatchewan, Manitoba and Northern Canada.

“This development is the final piece of the 120-acre North 170 Henday Business Park, which Qualico started in 2007,” said Jeff Sutherland, Vice-President, National Leasing & Sales, Qualico Properties. “We’re thrilled to partner with one of Canada’s largest retail companies in creating a modern, state-of-the-art building that will facilitate operational efficiency and growth for decades to come.”

Qualico Properties worked closely with representatives from The Brick, and its parent company, Leon’s Furniture Ltd., to understand their requirements and provide a tailored response to meet their needs.

“I couldn’t have asked for a more fulfilling completion to this development having The Brick as a tenant,” said Mike Saunders, Senior Vice-President, Qualico Properties. “The Brick has a long-standing reputation in the Edmonton region for its community involvement and we are proud to have a played a role in their continued success."


Design Details

The shared services facility includes 80,000 sq. ft. of modern office space on three floors, mezzanine, repair shop, studio, customer pickup office, and a large clear-span distribution warehouse. It is also home to a new head office space for Trans Global Insurance.

The Brick’s corporate office component is 16% larger than its previous building, and includes meeting, training and collaboration rooms and a 7,000 sq. ft. studio used to film and photograph new products for advertising and training purposes. The open concept space is designed to maximize natural daylight and includes staff areas like a grand bistro, outdoor patio space, and fitness centre.

With a capacity of 400 team members, the building is also designed to accommodate a future 100,000 sq. ft. expansion.


Build-to-Suit Innovation

One of the more innovative aspects of the shared distribution centre is the implementation of a jointless floor slab design in the warehouse – only the second of its kind in Western Canada – allowing the concrete to expand and contract without cracking. This feature enhances its durability, reduces maintenance costs and allows for more uniform load distribution for heavy machinery.

The forward-thinking application of commercial concrete led to the project being recognized as a finalist for the Golden Trowel Award presented at the 2025 World of Concrete tradeshow in Las Vegas.

The warehouse features 40 ft. clear height ceilings, along with 89 overhead shipping / receiving doors and skylights to flood the space with natural daylight.

Darci added that The Brick’s team members are excited to work from such a leading-edge facility. “The feedback has been overwhelmingly positive, whether it be in the overall work environment, the amenities or collaboration and relaxation areas,” she said.
