Qualico Communities acquires Belvedere land for new Calgary community

Calgary, AB – Qualico Communities Calgary has acquired land in the Belvedere ASP area for a new community in east Calgary, which will help increase housing supply in an underserved area of the city.

The opportunity was an attractive one for Qualico Communities, and the team is excited to start the new project, according to Emily Smith, Director, Marketing & Customer Care, Qualico Communities Calgary.

“The site is in a long-awaited growth area that acts as a corridor between Calgary and Chestermere,” said Emily. “It’s in a great location with new servicing and there are very strong initiatives from the City of Calgary to add significant new transit operations.”

Qualico Communities initially purchased 160 acres at the site and has the option to purchase an additional 100 acres to the south. The community will include a mix of home types and amenities, and will provide easy access to major transportation routes, including Deerfoot Trail, 17th Avenue, and Glenmore Trail.

“We anticipate this area to have more multi-family and mixed-use areas compared to most Qualico communities in the Calgary market, with robust single-family home opportunities as well. There will also be a fire station, school site, stormwater retention pond, and six neighbourhood parks with pathways.”

Nearby amenities include East Hill Shopping Centre, Chestermere Lake, Elliston Park, Lakeside Golf Club, Sunridge Mall, and International Avenue, as well as the Calgary Zoo, the Calgary International Airport, downtown Calgary, and the historical Inglewood neighbourhood.

The team is aiming for land use approval to be granted in early 2025, and once approved, Qualico Communities will begin the stripping and grading process. The business unit expects initial lot delivery to occur in 2026.

This new land acquisition in Belvedere will not only provide additional housing and commercial options for Calgary residents but will also help Qualico Communities fulfill its current and ongoing goals to be the biggest land developer in the Calgary market.
