Qualico Communities sees early success with Verge at Stillwater community

Edmonton, AB – Qualico Communities’ Verge at Stillwater community in West Edmonton has seen notably quick construction and impressively fast sales in the initial stages of development.

The business unit closed on the land in July 2023, completed construction by the end of that same year (including asphalt), and achieved plan registration in February 2024. The first phase of Verge is already 80% sold out, with 30% selling within the first two months.

At full build-out, the entire Stillwater community will be 315.7 Ha (gross area) with an estimated 5,420 homes and an expected population of 13,524.

Verge at Stillwater is set to feature commercial spaces, a natural wetland area, a landscaped storm pond, pocket parks, a future school site, all linked with trails for connectivity. Residential uses will offer a diversity of housing forms including low, medium, and high-density development.

Currently, three phases are underway with 228 lots, and another four phases are planned for servicing in 2025. Qualico Communities Edmonton expects the finished project to have 10 phases overall, with around 672 lots in total.

Homebuyers have the option to select from two types of products: Single-family front attached and rear lane. Kimberly Walker, Marketing Manager, Qualico Communities Edmonton, noted that incorporating rear lane homes has significantly contributed to the strong sales.

 “As home prices have risen, many buyers are turning to rear lane homes as a more affordable option compared to front attached single-family homes,” explained Kimberly. “Within the Riverview area, Verge at Stillwater is offering more of this product than neighbouring communities.”

With limited new land left in the southwest region of the city, home buyers are expanding their search further west. Other factors that have played into the community’s appeal to potential home buyers include a well-known builder group and affordable price points compared to competing communities.

“This area, which also includes Qualico communities of The Uplands at Riverview and Rivers Edge, saw a big uptick in interest,” she said. “The addition of Verge at Stillwater was a highlight for a lot of potential buyers as another option to live in this fast-growing area. With housing inventory being where it was at the start of 2024, there was also a big pool of buyers who were waiting for new development.”

When it comes to the construction success at Verge at Stillwater, Greg Persson, Project Manager, Qualico Communities Edmonton, said great weather was a major contributor, as there were few environmental conditions delaying work in the summer of 2023. This meant the team could get through the construction process unusually fast compared to other communities.

“The uninterrupted work allowed for a smooth construction season,” said Greg. “We could plan out the community at a certain point during the acquisition process, ensuring we were ready to go once able. Construction has continued to be strong.”

The first showhome at Verge at Stillwater is now open. The three remaining showhomes will open over the coming months with a grand opening happening sometime in early 2025, and the first residents are expected to move into the community next year as well. Qualico Communities Edmonton anticipates similar success in future phases of the development as the team gears up to continue building out this exciting new community.
