Qualico Communities Breaks Ground on New Development in Spruce Grove
Edmonton, AB – Qualico Communities Edmonton has broken ground in Easton, its newest development located in Spruce Grove. Situated on a 140-acre parcel of land along Highway 16A and Pioneer Road, this new community will include 1,000 homes and 27 acres of dedicated commercial properties.
Built around an existing natural reserve and situated just east of a wide selection of existing commercial amenities, Easton strikes a healthy balance between city living and access to nature from your back door.
The Community will include a variety of home styles to suit homebuyers’ needs. Front-attached garage homes, laned homes, and modern-style condo townhomes will be offered by five unique homebuilders. Easton’s showcase of new homebuilders will include Pacesetter Homes, Coventry Homes, Sterling Homes, Alquinn Homes, and StreetSide Developments.
Showhomes will begin construction in late fall 2021, with expected openings in Summer/Fall 2022. The new, exciting parade of homes will be situated along Emerald Way and McLeod Ave backing the storm pond.
“Easton is the best of two worlds,” said Emily Stamper, Marketing Coordinator, Qualico Communities Edmonton. “Located only 15 minutes away from Edmonton, you’ll have access to both Spruce Grove and Edmonton amenities while enjoying a quieter, more nature-bound lifestyle.”
A storm pond has been shaped on the east side of the community along the existing natural area, playing host to walking trails and a future park and greenspace. Nearby, and just across the street, Big Metro Ballpark, the future home of the Edmonton Prospects Baseball Club is to start construction adding to Spruce Grove’s reputation for quality recreational facilities.
Homebuyers will also benefit from a wide variety of retail areas, such as Century Crossing, offering plenty of shopping opportunities, grocery stores, medical and dental offices, restaurants, a movie theatre, and other day-to-day amenities.
While servicing of the land has begun, Easton has been a project long in the making. Qualico Communities purchased this parcel of land from a private seller in 2007, having chosen it due to its prominent location in Spruce Grove.
“Qualico’s vision was focused on integrating commercial and mixed-use development with traditional low density residential development to meet local housing market demands,” said Brad Armstrong, Vice-President, Qualico Communities, Edmonton.
“It took almost eight years of engagement with various planners, elected officials, and several City Managers before we were able to proceed with a Plan that worked for Qualico and was acceptable to the City administration.”
During this time the City made investments in infrastructure that made Qualico’s project possible, including the construction of a Pioneer Road and required sewer line.
Developing residential communities takes a great amount of commitment, patience, and creativity, said Brad.
“But as a former colleague once told me – if land development was easy, anyone could do it.”
The area is currently receiving servicing, with lot availability for the first phase expected in November 2021.
