Building roots in Langley: Brookswood’s vision for a connected future
Langley, BC – The residential landscape in Langley is being reshaped by the community of Brookswood, developed by Qualico Communities, which offers sustainable development, modern living solutions, and integrated amenities designed to foster connection and belonging.
The forward-thinking, family-centric community stands out from some of the other past projects, according to Athena Von Hausen, Development Manager, Qualico Communities BC.
“Compared to Yorkson, for example, Brookswood is tucked away, quieter, with smaller streets lined with mature trees,” she said. “As a result, the homes we’ve built are more spacious for growing or multigenerational families who value the slower pace of life in a suburban-rural setting.”

Foxridge Homes BC is currently welcoming homeowners to the first phase being built, with development of a second phase started earlier this year. Sixty-four additional lots will be made available to Foxridge Homes BC after construction begins later this fall.
During Phase 1 of Brookswood, Qualico Communities BC completed upgrades through a shared Development Works Agreement to Langley Passive Park. This included re-graveling the trail system, adding new benches and a new washroom facility, landscaping, and adding a controlled pedestrian crossing to ensure safe crossing from 208th St. into the subdivision.
The team also completed upgrades to the existing stormwater detention pond within the park, with new headwalls and outfall services to ensure that future development in the area is climate-responsive and protected from major flood events – up to a 1-in-100-year storm event.
Athena noted that some additional features in phases two and three will attract homeowners to the community.
“Phase 2 is well situated, with an elementary school within walking distance,” she said. “The homes in Phase 2 are perfect for young families who value access to greenspace and active lifestyles. Phase 3 is also adjacent to the passive park with a trail and a frisbee golf course. It boasts many of the same features and amenities as the previous two phases, but on a much quieter street.”
Foxridge Homes has incorporated sustainable building practices and features in the homes being constructed in Brookswood.
“All homes are being EnerGuide rated and are meeting or exceeding Step 4 requirements in the BC Energy Step Code, and EL3 of the BC Zero Carbon Step Code,” said Nicholas Bell, Vice-President, Foxridge Homes BC. “We’re including EV chargers in each home and are utilizing a low embodied carbon concrete mix in the construction of the home’s footings and foundations to help reduce each building’s embodied carbon.”

The homebuilder’s bungalow model homes are appealing to those downsizing, while its larger homes have up to eight bedrooms for growing families or multigenerational living.
Features offered in some of the homes include triple-car garages, oversized backyards, formal dining rooms, optional spice kitchens, one- and two-bedroom secondary basement suites, and large open-concept layouts.
A brand-new neighbourhood plan was approved last year that could lead to potential growth in the future. The plan includes a vision for denser housing forms in strategic areas, as well as more commercial areas and bigger parks and schools.
