Tech Ridge is a six-phase, 126.5-acre, mixed-use project located in Pflugerville, Texas, in the Tech Ridge district. At its completion, Tech Ridge will have 2,212 total multi-family rental units.
Tech Ridge is a major development for Qualico in Austin, and offers something different and much needed in the local multi-family residential and commercial market.
The Tech Ridge district is located north of Austin. This region is home to a hub of tech companies, including Samsung, Dell, Apple and IBM. The area's fast-growing population demanded immediate and flexible housing options.
Qualico and its partners started the Tech Ridge site in 2013. The first two projects included multi-family rental units at The Oaks in Tech Ridge and NXNE apartments – now known as Lantower Tech Ridge.
In the commercial phase of Tech Ridge, called The Lakes, the office space architecturally delivers on a theme catering to one of the fastest-growing business sectors in Austin: high-tech.
The commercial office building completed at The Lakes is built to LEED® Silver specifications and is home to the Qualico US regional office.
Later phases in the Tech Ridge project include Edgewater apartments and the final phase, The Vineyard, which consist of 468 apartments across 15 separate three-storey buildings, plus a clubhouse and pool. Qualico and partners completed the final phase in 2021, and Qualico sold off The Vineyard that year as part of its US Multi-Family program's design.
This project is an example of the Qualico multi-family program at work – known in the industry as merchant building. With the completed residential phases built, fully leased and sold off, merchant building generates capital for future investments.
