StreetSide Developments Delivers More Affordable, New Home Options to Winnipeg's Bison Run Community

Winnipeg, MB – StreetSide Developments Winnipeg have launched Esprit Condominiums in Qualico’s Bison Run community located in south Winnipeg, bringing three-bedroom home options at a more affordable price point to the neighbourhood.

Development of Bison Run is well underway and the community will feature walking trails and naturalized wetlands, schools, a commercial development, community gathering spaces, and a range of single-family and multi-family home options.

The three-storey, back-to-back townhomes with private entrances and spacious ground-level patios are a new product for StreetSide Developments Winnipeg, and allow the business unit to bring more density to the project and bring down costs for homebuyers.

The starting price for Esprit Condominiums launched at $349,900, making it a more affordable option for families and young professionals compared to single-family homes in the area that typically start at around $550,000.

Qualico Communities Winnipeg designed innovative, unique 80-ft.-deep lots to accommodate StreetSide Developments Winnipeg’s back-to-back stacked townhomes.

The collaboration helped StreetSide Developments Winnipeg tailor its designs at Bison Run to resonate with the local community and ensure accessibility for homebuyers, according to David Hill, Senior Development Manager, StreetSide Developments Winnipeg.

“Our success lies not only in crafting appealing floorplans, but also in making homeownership attainable for a wider demographic,” he said. “This emphasis on affordability not only fulfills the needs of our homebuyers, but also aligns with StreetSide Developments’ and Qualico’s commitment to delivering value-driven solutions in the housing market.”

Esprit Condominiums will have five buildings completed in two phases, with three buildings in Phase 1 and two buildings in Phase 2, each with 12 suites at either 1,214 or 1,323 sq. ft. Building 100 is nearing completion and Building 200 is in the roofing and mechanical/plumbing/electrical rough-in stages.

Construction on Building 100 began on July 17, 2023, and StreetSide Developments Winnipeg launched pre-sales to the public on October 25, 2023. Pre-sales for Building 200 launched on February 17 this year. So far, 15 of the 36 available units have sold, and possessions are on track for July 2024.

According to Kelli Roach, Senior Sales & Marketing Manager, StreetSide Developments Winnipeg, the business unit plans to release the remainder of Phase 1 for pre-sale within the next couple of weeks.

Esprit Condominiums offers two floorplans – the Hazel and the Ivory – and Kelli noted that the main difference between the two comes down to square footage, with the Hazel being slightly larger end units. Both floorplans include 3 bedrooms and 2.5 bathrooms and will be appealing to homebuyers looking for an affordable alternative to single-family homes.

“We feel that this design still offers the space and privacy, with having the bedrooms on the two upper floors, but at a fraction of the cost that the single-family homes in the area are listed,” she said.

Also in the works are two display suites, which Kelli said will be ready by the end of May this year. One will be considered a presentation centre with an office for the sales team to write offers, while the other will be a fully staged suite to showcase the layout and functionality.

“Our presentation centre will be set up for visitors to view the floorplans, design packages, and other important information, all on the main floor,” she said. “We will also have maps to showcase the growing Bison Run area. We’re still in the process of planning our display suite, but we plan on showcasing the functionality of these floorplans, along with the Bison Run area.”

The timeline for Phase 2 of Esprit Condominiums is to be determined, as it will depend on sales velocity of Phase 1, but David said the team hopes to begin construction before the start of 2025.

“We have submitted for plan approval and are about to submit for building permits in the coming weeks,” he said. “We will likely start Phase 2 this year and are estimating that the entire project will be completed by the end of 2025/beginning of 2026. Phase 2 will be a near identical layout to the first phase, with minimum deviations due to changes in building code.”

Across the street from Esprit Condominiums, StreetSide Developments Winnipeg is about to also launch Esprit Heights at the end of May this year. The project offers a similar three-storey floorplan to that of Esprit Condominiums; however, the Esprit Heights suites also have an attached garage and a work/live lower level.

With its use of innovative lots and unique product in the Bison Run community, and its successful collaboration with Qualico Communities, StreetSide Developments Winnipeg is offering cost-savings for the developer and the customer, optimized use of the land involved, and more diverse product and density in the community.
