Qualico Communities secures land for Surrey’s new West Clayton community
Surrey, BC – Qualico Communities BC has acquired land to build its new West Clayton community in eastern Surrey.
With this being the first development in the entire neighbourhood, Qualico has committed to construct the infrastructure (sanitary, water, and drainage) required to open up the neighbourhood to all future development.
This means a substantial infrastructural investment will be front-loaded by Qualico for the neighbourhood’s benefit. The team will bring in nearly 1.5 km of sanitary sewer pipe, 1.3 km of water main, and a 16,000 m3 stormwater detention pond (approximately the equivalent of 6.4 Olympic-sized swimming pools).
Sarah Yusuf, Director, Development, Qualico Communities BC, said the land acquisition team looked to areas within the region that had neighbourhood concept plans, but no current development, to find the right spot for their next project.
“A number of opportunities for acquisition materialized and we were able to assemble multiple adjacent properties together to provide enough scale that would justify a major investment into the neighbourhood’s infrastructure,” said Sarah. “With it being in a great location and within a municipality eager to collaborate with developers, the project for West Clayton commenced.”

The 46.5-acre site will see two phases of development – one with 120 single-family homes and 251 townhomes, and the second with 12 single-family homes, as well as the three-acre stormwater detention pond. The community will also include a 1.5-acre neighbourhood park, two acres of open green space, and nearly five acres of protected environmental areas.
Filip Christiaanse, Development Manager, Qualico Communities BC, noted that what separates Qualico from its competitors is its ability to create communities like this at scale.
“There are few developers in the Metro Vancouver region that are able to provide a single project that includes a variety of single-family housing types, as well as townhomes and an onsite park,” said Filip. “We are not just building homes – we are helping build better cities, starting with complete neighbourhoods.”
Qualico Communities expects to start servicing West Clayton in late 2025 or early 2026, with Foxridge Homes and StreetSide expected to start home construction by mid-2026. Full build-out of the community is expected sometime in late 2029.
Qualico’s presence in West Clayton will have a lasting impact for years to come, helping drive additional build-out of the area with more homes, amenities, and services that will continue to benefit homeowners in the future.
