StreetSide Developments Takes its Narrow-home Expertise to the Single-family Market
Edmonton, AB – StreetSide Developments Edmonton is reimagining its product offerings to create first-of-their-kind 14-ft.-wide single-family homes for buyers who desire living within their own four walls at a reduced price.
As land prices continue to increase in Edmonton, each additional foot is a bigger hit on the sales price and affordability for buyers. StreetSide Developments Edmonton spotted an opportunity in a couple of Greenfield communities in southwest Edmonton, where there were lots available that fit the bill for them to try out their new idea. In Edmonton, there were no single-family homes narrower than 18 ft. due to zoning bylaws. Here Streetside utilized their expertise in working with smaller spaces to provide a solution.
By developing a narrower 14 ft. wide home that currently isn’t offered in Edmonton’s real estate market, homebuyers have a lower-priced alternative to the typical single-family home.
Nicholas Carels, Vice-President, StreetSide Developments Edmonton, said it’s important to provide another option to ensure customers’ needs are met, and that the team is incredibly proud and excited to do so.
“This product line is an evolution of our continued commitment to fill a gap in the market where one exists,” said Nicholas. “These homes allow our customers to get into a single-family home at a price point not currently available in Edmonton.”
StreetSide Developments Edmonton has become very skilled at working alongside its developer and consultant partners to create new land use zones or amend existing ones. This has served the team well for this project, as building single-family homes so narrow required StreetSide Developments Edmonton to work with the City of Edmonton to adjust some zoning requirements.
To launch the product and get some of the research and development underway, StreetSide Developments Edmonton purchased six existing lots and underutilized the pocket size so the team could get a jump on product development. The team also worked with three different developers, including Qualico Communities, to create this new lot offering.
StreetSide Developments Edmonton has now secured over 80 lots in three different communities for this “skinny” single-family product line, and has three floorplans already prepared, with more floorplans in the works to provide a broader offering in the future.
The first homes are in the finishing stage and will be possessed in fall 2024, with the team expecting to really start hitting its stride with this product line in 2025.
With this new single-family product line, StreetSide Developments Edmonton is not only demonstrating its adaptability, but is also successfully increasing its market share and volume, while meeting the needs of homebuyers seeking the benefits of a single-family home at a more affordable price point.
