Rancho Realty Calgary Takes on HOA Management

Calgary, AB – Rancho Realty (1975) Ltd. (Rancho Calgary) has expanded its service offering with the management of Homeowners Associations (HOAs) in two Qualico communities in the Calgary area – creating a new intersection where Qualico’s community development and property management verticals meet.

Crestmont Hall and Pond with fountain in the community of Crestmont, CalgaryPreviously, Qualico Communities Calgary had managed the HOAs in these communities, but in August 2019, Rancho Calgary began providing this service for Redstone, and has also been doing the same for Crestmont since May 2020.

“Qualico Communities is happy to be working with another business unit to grow HOA capabilities,” said Claudio Palumbo, Vice-President, Qualico Communities, Southern Alberta Region. “We know there will be continued benefits for Qualico Communities, Rancho and our customers going forward.

Kids playing in the spray park and playground in the Crestmont Community CalgaryProviding HOA management services for the two communities involves attending board meetings and AGMs, negotiating service contracts, budgeting, managing owner databases, collecting fees, performing site visits, coordinating landscaping and snow removal, and doing repairs and maintenance. In the case of Crestmont, it also involves overseeing Crestmont Hall, including facilities rentals, spray park operations, and a commercial tenant.

According to Amber Johnson, Associate Broker, Property Manager, Rancho Calgary, the change in management benefits not only homeowners but Rancho as well.

“Homeowners will benefit from Rancho’s professional property management expertise,” she said. “This includes our investment in Yardi software, which uses an online portal for paying HOA fees and to submit concerns.”

The transition broadens Rancho Calgary’s property management opportunities, enabling the company to bid on third-party management of other communities as well. With condominiums and rental properties within the communities, this could also offer Rancho Calgary further management opportunities of these properties in the future.

There will also be benefits for Qualico as well.

“With the help of Rancho Realty, Qualico – the developer – will be able to transition the HOA communities away from a developer board to a self-sustaining entity,” said Amber. “This allows Qualico to remove any supplementation of funds to these communities, and ensure they are successful without Qualico’s governance and financial assistance.”
