Qualico and Partners Begin Work on Long Beach's Tallest Building, Shoreline Gateway

Qualico selectively partners with developers to introduce multi-family residential properties to prime locations in key US markets. With several active projects in Texas, California, and Washington State, Qualico’s partners are creating value for our investments while fulfilling a market need.  With the Shoreline, the first quarter of 2020 is the start of another full year of construction. The anticipated completion date of Shoreline is the second quarter of 2021. This project update story includes updated photos on the construction progress along with the planned features and benefit to the community the multi-family project brings.

Long Beach, California – Long Beach, California will soon see its tallest building to date. Qualico and its partners are set to deliver the 35-storey Shoreline Gateway, a luxury coastal adjacent apartment high-rise, in 2021.

Shoreline Gateway will be located in the East Village Arts District, in Downtown Long Beach, considered one of the most walkable locations in all of Southern California. It will also feature panoramic views of the ocean, Long Beach, Catalina Island, Orange County, and Downtown Los Angeles.

The East Village Arts District is a hip, urban, and rapidly changing neighbourhood with all of the elements for accelerated growth, including a growing job base, and access to the beach, the metro, and desired amenities.

The Shoreline Gateway project will include 315 luxury, market rate apartments and 6,500 sq. ft. of ground floor retail, fronting a 10,000-sq.-ft. plaza, providing high-end rentals to a currently undersupplied market in a rapidly growing urban neighbourhood. The first phase, The Current, was completed in 2016 by Qualico and other partners.

The second phase of a beachfront apartment high-rise community campus, Shoreline Gateway will also be LEED® Silver Certified and Long Beach’s first LEED-ND® (Neighborhood Design) certified building with its sister tower, The Current. These are the only two coastal high-rise apartment buildings built in Long Beach since the 1960s.

LEED-ND® certification requires that a neighbourhood be designed with the principles of green building, smart growth, and urbanism in mind. Aspects such as walkability and sustainability are considered important in the certification process.

Shoreline Gateway itself will have many qualities of a sustainable living environment, offering fresh air intake, low-VOC materials, recycled content, and many other elements to enhance the living experience.

It will also include features such as a 10,000-sq.-ft. urban park, an outdoor oceanview lounge, a fitness centre, charging stations for electric vehicles, a co-work lounge, a community room, a package centre, a fibre optics network, a bike repair station and storage area, a rooftop pool/barbeque/lounge space, a pet spa, and an elevated secure dog park.

In keeping with the arts theme, the plaza will include an original art installation by world-class artist team Barbara McCarren and Jud Fine.

Completion of Shoreline Gateway will provide tenants with rare access to unobstructed ocean views, high-end living, and a plethora of in-demand amenities, all within a highly desirable neighbourhood.
