Smallest county in Texas delivers big run of success with Qualico Communities DFW

Dallas-Fort Worth, TX – Just a couple of years into its operations, Qualico Communities Dallas-Fort Worth (DFW) has already seen plenty of success in one of America’s top housing markets. With Qualico Communities past, present and future mapped out, an apparent corridor of success is located within Rockwall, Texas.

Rockwall is both a city and the smallest county in Texas, located on the east side of the Dallas-Fort Worth metroplex. John Vick, Vice-President, Qualico Communities DFW, whose first closing with the company was Gideon Grove Phase 2, said Rockwall has been an important location for Qualico Communities DFW and Pacesetter Homes DFW in terms of development opportunities.

“Rockwall has been an important area for us because it has good transportation, good schools, and we’ve been able to identify good lot positions for Pacesetter Homes DFW and some good land opportunities for Qualico Communities DFW,” he said.

In Rockwall, the business unit has been working on the second phase of Gideon Grove – an 84-lot master-planned development – in concert with Pacesetter Homes DFW. The community is adjacent to the completed first phase of Gideon Grove and is near other legacy locations where Pacesetter Homes was building, such as Stone Creek. The Gideon Grove Phase 2 development is expected to sell out within 12 months.

Along with Gideon Grove Phase 2, Qualico Communities DFW is also working on two other communities in Rockwall – Nelson Lake and Park Hills. Between the three communities, there will be 488 lots available.

Lots at Nelson Lake, which are currently under development, are expected to be delivered this July. There will be 260 lots in a single-phase delivery, with the majority being purchased by Pacesetter Homes DFW and the remaining going to another builder in the DFW area. As of right now, crews are finishing dry utilities and working on landscaping, fencing and signage in the community.

According to John, Nelson Lake has had some environmental considerations the team has had to work with while developing the community.

“Nelson Lake is a flood control/conservation lake managed by the Kaufman-Van Zandt Soil Conservation District,” he said. “While there are not any geological considerations, it is a conservation lake. The environmental concerns included the work we did to reclaim some of the site from the floodplain and being very careful not to silt in the lake while we were under construction. The community amenity centre we build in the community will have a view of the lake.”

Next month, construction will also begin on the community of Park Hills, with lot availability anticipated for the summer of 2024. Park Hills was acquired in late 2022 and will help replace inventory in nearby Gideon Grove 2 once that development is sold out. Park Hills will have 144 lots, and Pacesetter Homes DFW will be one of the builders there.

Park Hills is mostly hidden by greenspace in the front and backs onto a large city park called Harry Myers Park. Qualico Communities DFW will be tying the Park Hills community into Harry Myers Park with walking trails.

John noted that there will be additional development opportunities within Rockwall in the future, which Qualico Communities DFW and Pacesetter Homes DFW will be sure to take advantage of, considering the success of their ventures there so far.

“The future is bright in this city, with upcoming opportunities for Qualico Communities DFW to continue to deliver homebuilding lots for even more homebuyers in the region,” he said. “We have developed good relationships in the market that are bringing us other opportunities to look at.”
