StreetSide Developments’ Largest-Ever BC Townhome Development Gets Underway in South Surrey

Surrey, BC – StreetSide Developments Metro Vancouver has broken ground on its largest-ever townhome development, which will feature an exciting mix of product and amenities once completed.

The Boroughs, located in the Grandview Heights neighbourhood in South Surrey, will offer easy access to the Morgan Heights Crossing retail centre, as well as Vancouver, Richmond, the Vancouver International Airport, the Canada/US border, and Seattle, via Highway 99.

Jonathan Meads, Vice-President, StreetSide Developments Metro Vancouver, said the primary market for the new community will be young couples and families.

“With a new school coming to the area, this attraction will exist for a while,” he noted. “We anticipate 45 per cent of buyers from this demographic, with the balance being local downsizers and what we refer to as ‘re-starts’ (recently divorced singles with some equity). The local area has been built around these demographics, and as a result, people come to the area looking for this type of housing.”

Currently, civil works and road building are underway at the 12-acre site, which will have 325 homes built in three phases. Each phase will also feature its own amenity building.

The first phase is Holloway, which will have 127 two-bedroom to four-bedroom homes. The homes will be designed for families and will include a high efficiency (96 per cent) tankless hot water system, gas cooktop and barbeque, and most will have two-car garages or a garage and carport. They will also have outdoor space and laundries on the top floor.

The second phase will be Bexley, with 82 homes, including some rooftop homes that will feature fantastic views, possibly as far as the Salish Sea (Georgia Strait). Bexley will target first-time homebuyers and downsizers, with an amenity building focused on relaxation. The final phase will be Chelsea, which will offer a mix of homes found in the first two phases.

Kyle Foot, Assistant Development Manager, StreetSide Developments, is a resident of South Surrey and believes The Boroughs development will make a positive impact on the area.

“StreetSide Developments has a strong presence in the neighbourhood,” he said, “having constructed beautiful communities in the area such as Hycroft, Orchard Park, and South Point Walk. All of these communities bring a distinct flavour to South Surrey, and The Boroughs will be no exception. This will truly be a project that offers lasting benefits to the South Surrey community for years to come, and I could not be more proud to be part of the team bringing this to fruition.”

Jonathan said the home designs that will be included in The Boroughs were selected because of their success in other communities.

“Our proposed product has been tested at other sites,” he said, “such as Canopy, and more recently, (and close by) in Orchard Park, both of which are seeing sales above what we predicted. It has proven popular, and we see no reason to divert from a successful product.”

The amenity buildings will offer even more benefits for homebuyers. Holloway’s amenity building has been designed for families and to bring the community together, with a great room and gym on the main floor, as well as a party room, theatre, and multi-sports court on the lower floor.

There will also be a large outdoor play area, and the project will be directly connected to the City’s green corridor that will allow people to exercise away from roadways, while also connecting through to shopping and restaurants several blocks away.

A city requirement for StreetSide Developments to offset environmental impacts on the land has led to another interesting feature that will be included in the community.

“We will be helping to restore a biodiversity preserve area called Fergus Creek Watershed Park about three blocks south of the site,” explained Jonathan. “The work will include building a pond and planting 6,000 sq. m. of natural habitat that will help provide nutrients to nearby Fergus Creek and improve conditions for salmon and other fish.”

With the business unit now set to commence building the first townhouse block for Holloway, Jonathan said there is a lot to look forward to.

“We’re aiming to open our display home and sales centre in mid-2021,” he said, “and the timeline for construction overall will really be governed by the pace of sales. Ideally, we would like to have all phases completed in about four years.”
