Qualico Commercial Completes Retail Pad Buildings at Harvest Hills Office Park

Calgary, AB – Harvest Hills Office Park is a suburban office campus in north-central Calgary where Qualico Commercial continued to add value for commercial tenants throughout 2020.

Two retail pad buildings totaling 11,820 sq. ft. were completed last year at the site, which is situated on 96 Avenue NE, just west of the Deerfoot Trail and Airport Trail interchange.

The site is immediately east of the high-traffic Harvest Hills Crossing Shopping Centre, which is anchored by a T&T Supermarket.

“With the success of the Qualico Harvest Hills Crossing Shopping Centre next door, this development offered new opportunities for tenants in this area,” said Byron Guss, Senior Director, Project Marketing and Leasing, Qualico Commercial. “The new retail pad sites provide a few convenient dining amenities for the office tenants that are within walking distance.”

Byron also pointed out the great views from the site, which overlooks greenspace since it’s located on a ridge.

Qualico has a long history in the area, as the entire site was initially about 40 acres and was purchased in the 1980s. Qualico owned land around the area prior to that and developed a number of communities surrounding the site, including Harvest Hills and Country Hills.

In 2006, the Harvest Hills Crossing Shopping Centre was completed, which was on 18.34 acres and totaled 132,422 sq. ft. of building area. Three years later, the first three-storey office building (Building A) was completed, with a total building area of 71,228 sq. ft.

In 2012, Qualico sold a 2.65-acre parcel for a 114 suite Executive Residency by Best Western Hotel development, which was completed in 2019. A second three-storey office building at the site (Building B) was completed in 2017 and totaled 72,589 sq. ft.

The site still has a 4,720-sq.-ft. section for future development located across from the Best Western Hotel that will have room for one to three tenants, most likely offering food or professional services. That portion is expected to be constructed within the next one to three years.

Land is also available for two additional office buildings with underground parking or one large fitness facility with surface parking, which would provide access to even more amenities for current tenants and nearby residents.
